If you are an investor, these staggered payments until 2029 can be attractive. However, you must be realistic about rental income in the near term. You will only get good rental income after the property is ready. Also, consider your cost of capital.

For those who are buying to live in the home, this payment structure reduces the pain of paying both rent and home loan EMI at the same time. This is a real benefit to your quality of life during the construction phase.

Who Should Buy Here (My Take)

  • Many people work across the Mumbai Metropolitan Region (MMR) but want to live in Thane. This is because Thane has good social facilities like schools, healthcare, and new malls. These people will find the location very valuable. With Metro 4 getting ready to start, travel to the eastern and central corridors should become much easier.
  • People who are moving from older homes in Thane will get better vertical living. This means they will have better views, air, and light. They will also get a complete set of amenities.
  • Investors who are looking to invest for a period of 4 to 6 years can benefit from the completion of new infrastructure and the possession of the homes. You should not plan for quick exits. You should plan for a project that will be very livable in the future and has a strong brand name.

How to Evaluate Your Specific Unit

When you are buying a home, you must look at more than just the basics. Here are some important factors to consider:

  • Tower and Core - You should check the distance of the tower from the highway and the future station noise. You should also check the number of elevators per unit.
  • Floor and Orientation - You should consider how much heat the sun will bring in and how the wind will move through your home. You should also check if your skyline view will be protected in the future. You can do this by studying the development plans for the neighboring areas.

You can shortlist your two best choices for apartment stacks. You can then check the total price and book a floor that has a good view without too much heat from the summer sun. If the numbers work out for you until December 2029, Westgate is the kind of address in Thane that should age well. It will be a good place to live and a good investment to hold on to.
