The RERA ID P51700077268 is something you should check right away, and it is already in place. The expected possession date is December 2029. This date matches the size of the project and the infrastructure timeline, which I will talk about soon.

Amenities: What I Expect (and Look For)

Hiranandani communities are well-known for mixing hard and soft amenities nicely. They have landscaped podiums, a large clubhouse with a gym, indoor games, and multi-purpose courts. There is also a pool, play areas for kids, and even co-working spaces.

This last point is very important for the life of sports courts and landscaped areas.

Location: Why Waghbil Works (Especially Now)

In Waghbil, on Ghodbunder Road, you get the classic Thane triangle. This includes the Eastern Express Highway, the Western Express Highway, and Ghodbunder Road.

The next big change will be mass transport. The Mumbai Metro Line 4 is a 32.32 km corridor with 30 stations. As of June 30, 2025, a lot of civil work is already done. Trial runs are planned to begin in September 2025. The operations are expected to start by the end of the year, as per the state's announcements. This will make travel easier and increase property values along Ghodbunder Road, including in Waghbil.

A second important change is the Thane-Borivali twin-tube tunnel under the Sanjay Gandhi National Park. This will take a longer time to complete but will completely change the area. As of July 30, 2025, the physical progress is at about 8%. It is still early, but even small progress strengthens the link between Thane and the Western Suburbs. This supports the idea that people can live in Thane and work anywhere in the Mumbai Metropolitan Region.

Market Reality Check: Pricing, Trends & What’s “Fair”

Let's talk about the numbers. The starting price for this project is ₹1.69 crore and more. This price puts Westgate in the premium new launch category for Thane. The average prices in the resale market nearby are still lower. For example, the average price in Waghbil is about ₹13,900 per square foot. The overall average for Ghodbunder Road is about ₹19,750 per square foot, according to online data.

My Professional View - I believe that a premium for a good brand and infrastructure is justified here. The main question is how much of a premium you should pay. That will depend on the floor, the view, the tower, and the flexibility of the payment plan.

The Bigger Market Picture - The Mumbai Metropolitan Region (MMR) market sold about 31,600 units in the first quarter of 2025. This shows that it is the leading market in India with about a 34% share. This is because home prices have gone up and the market has become more normal.

There is a 1% concession on stamp duty for women. Many end-users are now using this benefit. You should always calculate these costs based on your agreement value. You should also keep some extra money for floor rise, view premiums, club charges, and GST, as applicable.

Hiranandani Westgate is currently running an EOI, which means an Expression of Interest. The payment for this is up to ₹10 lakh. They also have a payment plan of 20-20-20-10-30. This helps in managing your cash flow.

If you are an investor, these staggered payments until 2029 can be attractive. However, you must be realistic about rental income in the near term. You will only get good rental income after the property is ready. Also, consider your cost of capital.

For those who are buying to live in the home, this payment structure reduces the pain of paying both rent and home loan EMI at the same time. This is a real benefit to your quality of life during the construction phase.

Who Should Buy Here (My Take)

  • Many people work across the Mumbai Metropolitan Region (MMR) but want to live in Thane. This is because Thane has good social facilities like schools, healthcare, and new malls. These people will find the location very valuable. With Metro 4 getting ready to start, travel to the eastern and central corridors should become much easier.
  • People who are moving from older homes in Thane will get better vertical living. This means they will have better views, air, and light. They will also get a complete set of amenities.
  • Investors who are looking to invest for a period of 4 to 6 years can benefit from the completion of new infrastructure and the possession of the homes. You should not plan for quick exits. You should plan for a project that will be very livable in the future and has a strong brand name.

How to Evaluate Your Specific Unit

When you are buying a home, you must look at more than just the basics. Here are some important factors to consider:

  • Tower and Core - You should check the distance of the tower from the highway and the future station noise. You should also check the number of elevators per unit.
  • Floor and Orientation - You should consider how much heat the sun will bring in and how the wind will move through your home. You should also check if your skyline view will be protected in the future. You can do this by studying the development plans for the neighboring areas.
  • Micro-stack Plan - You should compare a corner home with one in the middle of the stack. You must also check the position of the columns and the space for your wardrobes. The efficiency of the home is more important than the carpet area in daily life.
